For a house move, the monthly rent is only part of the bill. Packing, collection, protection and redelivery can change the total substantially. This guide helps homeowners compare self-storage prices with professionally managed removals storage, whether you are between homes, renovating or moving overseas.

Average self-storage prices: a starting point

The figures below come from Checkatrade’s storage cost guide, updated April 2026. It describes them as ballpark averages. They are useful for an initial budget, but not a substitute for a written quotation.

The guide estimates £380 per month for a 200 sq ft storage unit. As with the smaller sizes, confirm VAT and any additional charges before using that figure in your budget.

Why industry averages are not a personal quote

The Self Storage Association UK’s 2026 report records average revenue of £27.40 per square foot; its report partner Cushman & Wakefield identifies this as excluding VAT. That is an operator revenue measure, not a customer tariff. Do not multiply it by your floor area and assume the result is your bill.

Compare weekly, four-weekly and monthly self-storage prices

When comparing the cost of self-storage, ask what “monthly” means. A four-weekly storage charge produces 13 bills over 52 weeks, while a calendar-monthly charge produces 12 bills a year. Two identical-looking self-storage prices can therefore represent different annual costs.

For example, £100 every four weeks totals £1,300 over 52 weeks, compared with £1,200 for 12 calendar-monthly payments. This is a billing illustration, not a storage quote. Check how part-period self-storage charges are calculated when you leave.

What affects the cost of storage?

The key factors are how much you store, how long it stays and the level of help required. Compare storage prices for the same inventory, dates and service, rather than choosing the lowest headline rate.

Include loft, garage and garden contents

Walk through every space before deciding how much to store. Bikes, tools and garden equipment can change the required unit size, even if the main rooms are lightly furnished. Ask about prohibited items and preparation requirements before including machinery or liquids.

For a four-bedroom house, a room-by-room list is more useful than an assumed storage unit size. Photograph large items beside their measurements, and identify anything needing separate protection. This gives the provider a clearer basis for assessing your storage needs.

Removals storage versus self-storage

Both storage options can bridge a gap between house moves. The difference is who does the work and how you retrieve your possessions. Compare the complete service rather than assuming all storage companies operate in the same way.

What self-storage prices usually cover

With self-storage, you rent a storage unit and normally arrange packing, loading and transport yourself. Check which services are included and whether the facility provides trolleys, lifts or loading bays. These details matter when moving heavy furniture.

The cost of self-storage is therefore more than the unit rental if you need transport or paid help. Include your collection journey and the journey to retrieve everything, not just the initial move into store.

Compare London and South East quotes with other regions cautiously: differences in unit size, access and inclusions can make regional average costs misleading.

For a London example checked on 8 September 2026, HOLD’s published King’s Cross tariff lists a 50 sq ft unit at £298 and a 100 sq ft unit at £542 per month, including VAT, before introductory discounts. A 100 sq ft unit at this London facility therefore costs approximately £125 per week (£542 × 12 ÷ 52). These are advertised rates for one provider, not regional averages or Abels prices. Confirm availability and protection charges.

Include travel and collection costs

A lower self-storage rate further away may not reduce your total bill if you need frequent access. Add travel time and transport costs before deciding. For managed storage, give both collection and expected delivery postcodes so the provider can assess the whole journey.

How rental duration affects the cost of self-storage

For self-storage and managed storage alike, the length of your stay affects the total even when the weekly rate stays unchanged. Ask how extensions work, whether prices can change during your stay and what happens if your new property becomes available earlier than expected.

Short-term storage between house moves

Short-term storage can cover a gap between completion dates or a renovation phase. Collection and redelivery may form a substantial part of the total for a brief stay, so compare the full arrangement rather than only a few weeks of rent.

Long-term storage and discounts

If you are relocating overseas or do not yet have a return date, discuss long-term storage. Short-term rentals can carry higher monthly rates than long-term rentals, because a longer rental period may qualify for a discount. Space Centre explains this pricing distinction. Compare the full storage cost, including introductory offers, minimum payments and early-ending terms; a longer commitment is not always better value.

Additional self-storage costs and hidden fees to check

Transparent pricing means knowing what is included, optional or payable later. Ask for a total estimate for your expected stay and a breakdown of potential extra costs. These checks help avoid surprises without assuming every storage provider charges the same fees.

Packing, collection and redelivery

Confirm who supplies packing materials, dismantles furniture and prepares an inventory. Stairs, restricted parking or difficult access may require extra labour or equipment. Tell the team about these conditions before the survey, and check whether redelivery includes unpacking or reassembly.

Admin fees, deposits and padlocks

For self-storage, ask whether there are admin fees, a security deposit or a required padlock purchase. A refundable self-storage security deposit is different from a non-refundable fee. In a provider-specific example checked on 8 September 2026, Shurgard’s pricing FAQ lists a £20 one-off administration fee for new customers renting in-store or by phone, waived for online rental. Monthly storage prices can increase for ground-floor units or 24/7 access. Shurgard’s pricing FAQ identifies easier access as a price factor, and Stackt’s cost guide notes that round-the-clock access may carry a premium. Check the actual quote: extended hours may already be included.
For managed storage, ask about retrieval notice, handling charges and partial redelivery. Tell the provider which boxes you may need during your stay, so access can be planned before packing.

VAT and self-storage introductory offers

Check whether each quote includes VAT, and ask for both the introductory rate and the standard rate. Calculate the whole expected stay. For example, an offer described as 50% off the first month needs checking against the standard rate for the rest of your stay. This is an example of an offer to assess, not an Abels promotion. Security and climate-controlled storage

Price should reflect suitable care as well as capacity. The cost of insurance or optional enhanced liability can depend on the replacement value of your belongings. Ask what valuation basis applies, including how that replacement value should be assessed. Check notice before choosing a leaving date

Under Abels’ terms, clause 22(d), ending storage requires at least ten working days’ written notice. Earlier release may be possible if your account is paid up to date. Charges remain payable until the notice takes effect. Agree redelivery separately: notice is not a delivery guarantee.

Compare the total cost of self-storage and managed storage

For a self-storage cost estimate, use this calculation: rent for the expected stay + required protection + transport + agreed one-off fees. Deduct any confirmed discount, then check the total includes VAT where applicable. Keep a separate allowance for an extension if your moving date is uncertain.
